This is our Exclusive Fee for Service Program, where we offer you unbundled services – a la carte, so to speak – so you can choose only the services you need.  You control your budget.  Services are paid for when ordered.  Choose from:

Comparable Market Analysis:  If you just need help in deciding what you should list your property for, we can assist in assuring that you are not losing potentially thousands of dollars by listing too low, or we can assist in assuring that you list the property at the proper price to sell in the most reasonable time-frame.  You will receive a professional presentation to show any potential buyers how you’ve come to your price, which should help you in your negotiation process.  This process works just as well for a potential buyer, so you know what you should pay for a home.
Fee:  $150.00

MLS Service:  Should you want to have the edge of offering your home through the board of Realtor’s Multiple Listing Service, and reaching over 10,000 Realtors, we can input all of your property’s information into the service for you.  You will be required to fill out a data form and sign it, and you will also need to offer a percentage of the sale’s price to any Realtor who does show your home and procures a sale for you.  You will be responsible for showing the home and negotiating with any potential Realtor who brings you a buyer.  If you would like to add pictures to your MLS listing, you can provide up to ten, but they must be in jpeg format.
Fee:  $550.00 

Digital Pictures:  Should you not have the ability to provide digital pictures, but would like to add them to your marketing efforts, we will be happy to take them for you and add them to any of the marketing you choose.
Fee:  $60.00 

Yard Signs:  We’ll erect a professional yard sign, and direct all phone calls to you.  This will immediately attract local interest.
Fee:  $100.00

Lock Boxes:  We’ll install a lockbox to increase your showings.  This is a quick and easy way for any Realtor to show your property, if you’re cooperating with real estate brokers.  The lockbox tracks what Realtor has been in your home, and for how long.  It’s an invaluable showing tool.
Fee:  $115.00

Major Real Estate Magazine Ad:  We’ll publish a color magazine ad for you.  (Single property display ad, single insertion in one magazine.)
Fee:  $500.00

Color Flyers:  We’ll print color flyers for use in marketing your property.  You can attach them to your sign, or leave them inside your home for potential buyers to peruse while viewing your home.  100 Flyers.
Fee:  $250.00

Color “Just Listed” Post Cards:  We’ll provide color “Just Listed” post cards for your disbursement.  100 Color Cards.
Fee:  $150.00

Drafting of the Sale and Purchase Contract:  This will help avoid liability and ensure that the proper and required disclosures are included.
Fee:  $600.00

Negotiate the Contract:  This provides a buffer between you and the buyer.  Whatever amount of time it takes to finalize the contract, we’ll be there.
Fee:  $1,500.00

Coordinate the Closing:  We'll arrange all of the inspections, vendors and the closing itself.
Fee:  $1,500.00

We will provide additional professional forms for your use, as requested or needed at $25.00 per form. 

We will also provide on-call consulting (not legal consulting) at $25.00 per quarter hour.
