Selling A Home

Listing your property for sale with a Realtor who fits and understands your needs is important. They should specialize in your area, and understand that target market. They should understand how recent real estate trends have affected your market, and what your property's true value is based on this information. The Realtor should know whether your property's neighborhood has been appreciating, depreciating or staying about the same, in terms of land and market value. They should be able to give you good, earnest information on what you may be able to do in the way of cosmetic changes to make your property more attractive to current buyers in your area. They should also have a vendor base of subcontractors who can make those changes for you easily, should you decide to do so. Once you've discussed these items and placed your property on the market for sale, at the best price, they should continually and effectively market your property and keep you apprised on their efforts. After signing the Listing Agreement:

- Your property will be inputted into the Multiple Listing Service (MLS) within 48 hours, or less. This will also promote your property on Realtor.Com and The Orlando Sentinel On-Line.

- We will get your Verandah Properties Lawn Sign & Multi-lock Box installed within 72 hours.

- We will immediately take digital pictures of your property (inside & out) to be used to prepare your property for our company Website, the MLS, Realtor.Com, as well as Flyers that will be placed with your lawn sign and in other key areas. These flyers will contain your propertys MLS #, which will help potential buyers to obtain immediate information about the property via the Internet on our Corporate Website and on Realtor.Com.

- We will prepare a "Just Listed" postcard for your neighborhood's distribution within 1 week and mail a copy to you. This helps reach neighbors who may know of someone who has recently been looking to move into the neighborhood. We will also install directional signs to your property, as necessary.

- We will communicate with all Realtors who are showing your property. On our MLS instructions it will require that they contact our office for showing instructions so that we can monitor the amount of showings that are occurring. We will gather the agent's information and will fax a comment-sheet to their office, with an incentive to complete and fax back once they've shown the property, so that we can assess the progress of receiving an offer to purchase.

- We will communicate with you weekly regarding all inquiries and showings that our company has had on the property, as well as any feedback from Realtors who have been showing your property.

- Finally, we will not present an offer to you, without receiving a letter of pre-approval from the potential buyer.

- Once an offer is accepted and a contract is entered into, we will update you weekly regarding all progress being made up until the closing. We know that this will keep you abreast of what the current status is, and reduce any stress that selling a home may cause.

We'll discuss and put together the offer for you, as well as present it. Once we have an offer that has been accepted, we'll keep you apprised of all the details necessary to make the transaction run smoothly. We will organize these details and make sure that they get accomplished. We'll keep you informed of the progress so you're not wondering "what's going on?" We'll attend the closing with you, just in case you have any last minute questions and send you on your way with a "big congratulations".
