The management of that tenant from the time they are an applicant, to the move-in and through the move-out are all crucial parts of the entire job.

We will advertise your property in various rental web-sites, as well as our own corporate web site which means your property information will be available world wide. We take digital pictures of the property which enables us to email flyers to corporations, as well as allowing potential tenants to view the interior of your property, almost immediately. We also include our cell phone contact number to potential tenants for immediate consideration for placement. All of this activity insures a market saturation of the rental information pertaining to your property.
Rental Applications: We investigate every possible tenant by first off, running a credit check through Experian credit services. This is a strong piece of leverage, and the reason that you should not settle for a weak credit background. If the tenant we place ends up owing money after they vacate, we will turn them over to a credit collection agency. We also complete a criminal background search to include any past evictions or judgements. We will check the tenant's mortgage payment history or tenant/landlord history. We cross reference the information that the applicant provides, to make sure the landlord information they have provided is correct. Last but not least, we verify the work history of the applicant. You as the owner are always briefed on anyone who is applying for your property, along with our recommendation, and our background check results. We will make an educated decision and recommendation based on all of this information.
Leases: We sign a comprehensive lease with your tenant. Throughout many years of experience, we continue to refine the lease itself with addenda that must be signed and become part of the lease. Refinements are always necessary. You must be able to look back and realize what problems can be stopped prior to their start, by informing and getting the tenant to sign off on the issue at hand, prior to their occupancy. When they leave, we have a record of what they have agreed to, and because of this, there should be no misunderstanding at the end of their lease.
Walk through Inspections: We check-in tenants on the day of the move in with a thorough inspection report. We take pictures and/or videotape the property to ensure that the property is duly documented and then compare those pictures along with the move-in inspection once the tenant has moved-out. This enables us to have proof, without question, that the tenant has returned the property in the same shape as when they took it over (minus reasonable wear and tear). We also take a full security deposit which is equivalent to one month's rent to help promote the reduction of risk to your investment.
